Portfolio Manager is the EPA's new web tool for managing an organization's approach to reducing energy costs. This tool includes the following features to assist users to make the best possible upgrade decisions for their portfolio:

•EPA's building benchmarking and associated application for the ENERGY STAR label for buildings
•A tour and help system to make use of the tool as effective as possible
•New defaults that make quick, first cut portfolio benchmarking and new design benchmarking easier
•New views that let users compare buildings in their portfolio in order to set priorities for investing in and rewarding improved performance
•Aggregate benchmark scores that let users compare their portfolio-wide performance to US averages or compare regional performance to identify exemplary managers
•New views that show energy use and benchmark improvement over time, both for individual buildings and for s total portfolio

In combination, these features allow users to set reasonable performance targets and monitor success both for individual buildings and for an entire organization.

Buildings with benchmark scores higher than 75 are eligible for the ENERGY STAR label for buildings. This label can be displayed on buildings to convey performance excellence to tenants, customers, and other occupants. An organization's ability to point to a significant percentage of labeled buildings can send a positive message to lenders, appraisers, owners, investors, and potential tenants or customers. Use the Portfolio Manager to find label candidates and to apply for label.
